From lot purchase, design, and move-in, plan for 18-24 months.

What is a typical price per square foot?

Remodeling homes involves making significant changes to enhance a home's appeal, functionality, and value. This includes updating the kitchen and bathrooms, adding rooms or features, and making the home eco-friendly. We’ll improve the living experience and the property's resale value.

How is supply chain and lead times?

Almost everything is getting close to back to normal, but with proper planning and execution, any lead time can be navigated to accommodate the schedule.

How long does a typical build take?

Depending on the house type and style, plan for 8-12 months from foundation to move-in readiness.

How do you typically handle financing?

With a new custom build, the client is responsible for securing a construction loan. We have several trusted lending partners that we can help guide the client through this process.

Who oversees the construction?

There will be a dedicated project manager who is focused on the daily construction of the home. Chris goes stir-crazy in the office, so he is often on-site helping support the guys.

Selecting a drive-under, raised slab, or crawl space home?

This will be highly dictated by needs and the flood zone. Most of the time, the lot will determine the style of home that needs to be built. We are available to walk prospective lots and discuss various options to consider before purchase.

What is the difference between AE and VE flood zones?

In the “Lowcountry,” flood zones are common and typical among most coastal lots. If you are in one, AE is the most favorable. Along with higher insurance premiums, VE requires additional engineering to increase costs. The number accompanying these ratings, i.e., AE 10, dictates the elevation the home's conditioned space needs. This height is above sea level, and depending on the municipality, it will be higher based on “freeboard requirements.”

Do you work with all the same vendors?

We have built in the Charleston area for over 15 years, cultivating relationships with many quality trades. We pair the proper vendor with the project based on expectations and job specifications.

Do you provide a client portal?

We use BuilderTrend to provide client interaction with pictures and schedule overviews. Communication is key for both parties and can make or break the process, so we are always available via phone or email.
